THE COTTAGE FLIP

I’m so excited to share with you a recent house flip that I did design and purchasing for. This cottage home was much larger on the inside than it appeared from the exterior. It had a great curbside appeal and was on a large lot that backed up to mature trees and woods. The cottage was a 4 bedroom, 2 1/2 bath home on a full basement. This not-so-little cottage had so much potential and did not disappoint in the end.

EXTERIOR REVEAL

The BEFORE exterior of the cottage was in pretty decent condition. It needed an entire new front porch and a unique way to cover the area below the porch. We switched out the lattice for a streamed lined board look. Installed a new railing and stairs. Repaired and stained the decking. Added a new front door and new porch lanterns. In the rear of the home, the deck was in very bad shape. It was painted blue, had missing spindles, and the paint was chipped and faded. To update, all of the spindles were replaced with a modern square style spindle. The large deck was repaired, prepped, and was given a fresh coat of deck paint. The multi-level deck is a beautiful feature of this home.

KITCHEN REVEAL

In general when doing flips, the kitchen and bathrooms typically need the most attention. Although this kitchen wasn’t grande in size, it had so much charm and was set up in a functional way. We kept the previous cabinet layout just adding an extra cabinet on the far right wanting to utilize as much space as possible. Brand new shaker style cabinets were installed, new appliances, a back splash, new lighting, new paint, and flooring. It looks so clean, fresh, and will be the ideal place to prepare meals.

BATHROOM REVEAL

The upstairs bathroom was huge. It had an extra 4×5 space dressing area in it with a ceiling fan. The bathroom was completely gutted, including that random ceiling fan. Unfortunately, I didn’t get a pic before it was gutted. A new tub, vanity, toilet, faucet, lighting, and surround tile and tile floor was installed and the new bathroom was revealed creating an aesthetically pleasing space.

The master bathroom was in decent condition. The vanity was painted Sherwin Williams Tricorn Black, a new granite counter top was added, a new mirror, the vanity light was flipped, new faucets, and a fresh coat of paint. It looks like a completely different bathroom.

ROOM REVEALS

The entire home was painted in Sherwin Williams Snowbound in a satin finish. This is my favorite go-to white because it’s a true soft white. Snowbound actually leans neither blue nor yellow, but more of a true light gray or even a tiny hint of greige, which means that it can often reflect the tones around it. It can read as crisp white without feeling too cold. New fans in the bedrooms and a neutral carpet creates a cozy feel to each room.

FOYER REVEAL

New paint, flooring, trim, and a modern light fixture creates an inviting entry to this cottage home. A new front door always gives a slightly lived in home a new face. It’s what you see first, so ideally you want your front door to be in good condition and to paint a picture of what to expect inside.

DINING ROOM REVEAL

New paint (SW Snowbound), along with new trim, casing, and baseboard. Painted the wood sliding door SW Extra White to match the trim, and purchased a new slider lock in matte black. Finding the right dining chandelier was a challenge because the original one was not centered and was on a black chain. Unless we wanted to do further electrical and dry wall repairs in the ceiling we would need to keep the location, which meant I was going to need to find a chandelier in a modern style, in a black matte, and that could be swagged over to be centered. The modern simplistic look of this candle pendant chandelier gives the perfect amount of light and decor to this open dining space.
